Objections, Closing and Dispositions

5 hours 15 min (all six entries)

For every Real Estate team member who handles objections, closes sellers, or markets deals to investor buyers. After this section, you will be able to answer any seller objection with confidence, run a full offer call to a same-day signed agreement, build a VIP cash buyer list, present deals, market them by email, text and voicemail drop, and coordinate access to the property.

Track: Real Estate · Role: All Callers, Acquisitions, Dispositions, Transaction Coordinator · Time to complete: 5 hours 15 min (all six entries)

What this section covers

A wholesale deal has two halves. The first half turns a motivated seller into a signed agreement. The second half turns that agreement into a closed sale with a qualified investor buyer. This section trains both halves, in the order a deal actually moves.

Learning path by role

Cold Callers, SMS Agents and Lead Managers: Read entry 1 fully. Read Parts 1 and 2 of entry 2 to understand what happens after your handoff. Practice the drills in entry 1 every week.

Acquisitions: Read entries 1 and 2 fully, in that order. The Closer Guide assumes you already use the STEP Method. Then read entry 6, Part A and Part F, so you know how access is handled after you sign.

Dispositions: Read entry 1 (Groups 2, 5 and 7 are most useful for buyer calls), then entries 3, 4, 5 and 6 in order.

Transaction Coordinators: Read entry 2, Parts 7 and 8 (re-trades and keeping deals together), then entry 6 fully.

The ideas that connect every entry

  1. Control the call. Diagnose the pain, anchor the numbers, ask for the commitment, and get it approved. Authority plus empathy plus logic equals signed contracts.
  2. Understand before you explain. The STEP Method (Settle, Test, Explain, Propose) for objections and the Clear Close stages for offer calls both put listening first.
  3. Clear numbers win. Say every number slowly, twice, with its source. Show the math to sellers and buyers alike.
  4. Urgency and access move buyers. VIP buyers get 48 hours first, best and final has a date, and earnest money is due in 24 hours or the deal goes to the next buyer.
  5. The state decides what you may sign and market. Wholesaling disclosures, cancellation rights and deal marketing rules differ by state. Check the Market Compliance Card for every property, and follow your client's instructions and title company guidance.
  6. A stop request ends the conversation. On any call or text, from any seller or buyer, "stop" means stop. Code it and never contact that number again.

Coach's note: Do not try to memorize every line. Memorize the structures: STEP and the six power moves for objections, the Clear Close stages and the eight-step negotiation for offer calls, and the order for deal presentations (fit, numbers, process, access, best and final). With the structure in your head, the right words come naturally, and you sound like a person, not a script.

Hard rules, in every entry:

  • A stop request ends contact on that channel. Code it and never contact that number again.
  • When asked where you are calling from, answer with your client's company and market, in your client's approved wording. Never mention your own country.
  • Give no legal, tax or financial advice. Point sellers to their attorney, accountant or the title company.
  • Real Estate Track: role pages for Cold Caller, Lead Manager, Acquisitions, Dispositions and Transaction Coordinator
  • Seller calling scripts in the Script Library (openings, qualification and follow-up)
  • Quizzes and Certification: Real Estate objection and dispositions quizzes

  2. What do the letters in the STEP Method stand for?
  3. Which entry would you open before sending a deal text to buyers, and what must you check first?
  4. Name the six power moves from the Objection Handbook.
