Real Estate Seller Scripts
For Narqix cold callers, lead managers, appointment setters, SMS agents and acquisitions specialists working with US real estate clients. After this page you will know which seller script to use at each step, in what order to learn them, and the standards every script follows.
Track: Real Estate · Role: Cold Caller, Lead Manager, Acquisitions · Time to complete: 15 min
What's in this section
Twelve seller-side scripts that cover the full journey, from the first cold call to a signed agreement and beyond. Each one is complete enough to use on a live call: stages, spoken lines, the reason each stage works, real branches for what sellers actually say, objections, and the exact CRM note to write afterward.
Objection handling, the closer guide and buyer-side dispositions scripts sit alongside these in the Script Library.

Standards every script follows
Identity and location
Say your name and the company on every call.
When a seller asks where you are calling from, answer with the company and its market: "I'm with (COMPANY NAME). We buy houses all over (MARKET)." Follow the client's approved wording. Never mention your own country.
How the close works
Never negotiate price live. Price comes from the approver, during a hold, in small staged steps.
Get the seller's number and their "yes, if they come up" before every hold.
Send the agreement while the seller is watching the inbox, then walk them through it line by line.
Compliance
Call and text only inside the calling window in the seller's local time (Narqix default: 9 AM to 8 PM, Monday to Saturday, no Sundays or US holidays, with stricter state rules applied).
No more than 3 touches per seller per 24 hours, across calls, voicemails and texts.
Announce recording on every call.
Honor any stop request, in any words, immediately, and code DNC.
Texts, first-touch texts and prerecorded voicemail drops go out only through the client's registered platforms, on the lists your campaign has cleared for that channel.
Only the client's registered US numbers. No personal phones.
Check the state's Market Compliance Card before any offer or agreement.
Disposition codes used in these scripts
| Code | Meaning |
|---|---|
| NA / VM | No answer or voicemail |
| BUSY / DISC | Busy or disconnected |
| WRONG | Wrong number, tenant, or not the owner |
| DNC | Asked to stop, by any wording. Never contact again |
| NI | Not interested, did not ask to stop |
| CB | Callback requested at a set time |
| FU-WARM | Some motivation, no timeline yet |
| HOT | Motivation, timeline, condition and price discussed |
| APPT | Discovery or offer call booked |
| LISTED / AGENT | Listed with an agent, or the person is an agent |
| SOLD | Already sold |
| LIT-FLAG | Legal threats or lawsuit language. Escalate the same day |
| OFFER | Offer made, decision pending |
| NEG | Negotiating price or terms |
| RPO | Retail Partnership Option presented |
| UC | Agreement signed, under contract |
How to practice
- Read the script fully once, including every "If they say" toggle.
- Say every spoken line out loud. Change words that feel unnatural for you, but keep the meaning and every compliance line.
- Role-play with a teammate playing a calm seller, then a rushed seller, then an angry seller.
- Record your practice inside your campaign's approved tools only, and review it with your team lead.
- Pass the role-play check before your first live call on that script.
Coach's note: Scripts are a map, not a cage. The best callers know the script so well that they can leave it to follow the seller, then come back to it. That only happens with practice. Learn the stages and the "why it works" notes, not just the words.
