Deal Sheet for Buyers
For dispositions managers and assistants. After reading this page you will be able to build an accurate deal sheet that a cash buyer can decide on quickly, and keep a buyer activity summary your client can read at a glance.
Track: Real Estate · Role: Dispositions · Time to complete: 15 min
What the deal sheet is for
The deal sheet is the one document a buyer reads before deciding to walk the property or make an offer. It must be accurate. Buyers check the ARV first, then the repairs, then the price. A team known for honest numbers sells deals in days.
The content rules are on the Dispositions Manager page and the Deal Presentation Call script.
Before you send it
- Client approval to market this property
- Market Compliance Card checked for the state (some states regulate marketing a property you only have under contract)
- ARV from the Comps and ARV Worksheet, with 3 or more comps
- Repair tier and main items from the Repair Tier Worksheet
- Price, deposit and deadlines confirmed with the client and the TC
- Access rules confirmed with the TC (lockbox, showing times, tenant notice)
- Buyer list filtered to the matching buy box

Coach's note: Lead with facts, not excitement. "3/2 ranch, ARV 250K on three renovated sales within half a mile, Full Cosmetic at 50K, price 118K" sells better to a serious buyer than any adjective. Serious buyers do their own math in ten seconds.
Never do this: Never send a deal before the client approves marketing and the state's Market Compliance Card is checked. Never put the seller's personal situation or contact details on a deal sheet, and never include the original seller contract or its price unless the client approves it in writing. Never defend an ARV you cannot support with comps.

- Any four of: price, deal structure, earnest money and deadline, funding allowed, as-is condition, who pays closing costs, closing date, title company.
- The seller's personal situation and contact details. The original seller contract and its price only appear if the client approves in writing.
